How many memberships and home sites are in the master plan?
The master plan calls for not more than 300 memberships and home sites.
What are the approximate sizes and price ranges for the homesites?
The initial home sites range from 1-3 acres and will be priced from $100,000 - $350,000.
When will roads and utilities be installed?
Infrastructure improvements for Phase 1 are expected to be completed by late summer 2007.
What utility service will be available to the homesites?
Telephone, cable, internet and electricity will be provided to the boundary of each lot.
What type of restrictions will be applied to the homesites?
Each home site will have min-max ranging from 1,800 sq.ft to a maximum of 6,500 sq.ft of buildable area. Height restrictions will be limited to 25 feet, depending upon the lot – from the natural grade to the highest point of the roof line. Based on the design guidelines how much can I expect to pay for a modest home?
A modest custom home that complies with the design guidelines can be built within the $165 to $190 dollar per square foot range.
Do I have to become a member to buy a home site?
Muy Grande is a member’s only resort and community. Property owners are required to purchase one of three levels of membership based on availability.
How do I become a member and lot owner of Muy Grande Ranch & Resort?
By submitting a Priority Reservation Certificate you have to opportunity to buy based on when your reservation was received and availability. Your Priority Reservation also invites you to our Grand Opening in July of 2007. At that time all home sites and membership packages will be sold based upon the order in which the reservation was received.
How are the hunting memberships structured?
For example, if you were to purchase package “A” which entitles one “Muy Grande” buck 170”+ per year. Each year your deer hunt will come with a one on one guided hunt. Arrive Mon & depart Fri, lodging @ Muy Grande Ranch & Resort, meals & beverages plus transportation to & from Pelston Regional airport. The following years your hunt will advance 3 weeks ahead thus allowing hunters an opportunity to experience hunting @ Muy Grande Ranch & Resort from different perspectives.
How do I sell my lot and membership should I decide to do so?
Your lot and or home will be sold just like any other real estate transaction. Your membership however cannot be sold at a profit regardless of the price that Muy Grande Ranch & Resort are selling new amenities packages at.
Example: you purchase a lot for $150,000 and a membership package @ $100,000 and decide to sell it 10 years later. Lets assume my lot is now worth $225,000. The maximum total package now becomes $325,000 to the new perspective buyer. If the amenities package that you purchased for $100,000 are being sold by MGR&R for $115,000 the new buyer would have to make up the difference to MGR&R between what you sold your package for and what the new value is.
Note of value: In the above example your profit on the lot would be $75,000 minus taxes and improvements. 10 years of $500/mo association fees = $60,000. You have just been a member of MGR&R and shot 10 Whitetail Deer over 170” gross and profited $15,000 minus taxes and improvements.
What happens to my Membership fee if Muy Grande Ranch goes out of business?
If within the first 10 years of your membership Muy Grande Ranch cannot fulfill its commitment to conduct business as a resort, you will be entitled a 10% refund of our Membership Package for every year not used up to 10 years.
